What BrookMap is

BrookMap is a map-first property discovery platform. It shows sector layout maps and plot information for cities we have mapped, and it lets users post and browse property listings.

BrookMap Private Limited is not a broker, dealer, agent, or party to any sale, rent, or other property deal. We do not negotiate, collect sale proceeds, or guarantee that a deal will happen.

Who may use BrookMap

You must be at least 18 years old to create an account or post a listing. You must be able to enter a contract under Indian law. BrookMap is not for children.

You are responsible for the activity on your account.

Accounts

You sign in with your mobile number and a one-time password sent by SMS. Keep that number under your control. Do not share the code.

You may add a name, an email address, a profile photo, and an office address. What you choose to publish can be shown to other users, including on a listing or a dealer profile.

We may refuse, suspend, or close an account that breaks these terms, is used for fraud, or creates a security risk.

Maps and plot information

Sector maps, plot outlines, sizes, roads, and land-use labels are for reference. They are not an official government map, a revenue record, a title document, or a survey.

Do not treat a map, a boundary, a land-use label, or a plot number on BrookMap as proof of ownership, area, zoning, possession, or development approval. Check the revenue records, the development authority, and a lawyer before you pay money or transfer property.

Mapped coverage can change. A sector or city may be added, corrected, or removed.

Listings

Anyone with an account may post a listing on a sector we have mapped. You may add photos, price, size, and contact details, and you may show an exact plot or an approximate area.

You must post only property you are allowed to offer. You must not post a plot you do not own or have authority to sell or rent, impersonate an owner or dealer, use someone else’s photos, or give a price, size, or description you know is false.

We do not verify that the person posting owns the plot, has authority to sell or rent it, or that the price, size, photos, title, possession, approvals, or contact details are true. A pin or listing on a BrookMap map is not a statement by BrookMap that the property is for sale, or that the poster is the owner.

You are responsible for your listing. We may remove a listing or an account that breaks these terms or the law.

Contact between users

Buyers and sellers may call or message each other using the contact details on a listing, including WhatsApp. Those conversations are between the users. BrookMap is not part of the deal.

Do not send an advance, token, password, or one-time code only because a listing appears on BrookMap. Verify the other person and the property yourself.

Independent of users who post property

People who post listings are independent of BrookMap. They are not our employees, agents, or partners. A listing is that user’s advertisement, not ours.

If fraud happens in a property deal, BrookMap is not responsible. This includes a fake seller, a listing of a plot the poster does not own, a false price or photo, an advance or token paid to another user, or any loss that comes from trusting a listing. The deal, and the risk in that deal, is only between the users.

We may remove a listing after a report. Removing it, or failing to remove it, does not make us a party to the deal and does not make us responsible for the fraud.

Reports

If you believe a listing is false, misleading, or on someone else’s property, report it in the app or email connect@brookmap.com with the listing and the reason. We review reports and may remove content that breaks these terms or the law. A report does not mean we will resolve a private property dispute.

Your content

You keep ownership of the text and photos you upload. You give BrookMap a non-exclusive licence to host, display, reproduce, and share that content as needed to operate the service, including showing it to other users and on the website. This licence ends when the content is deleted from the live service, except for copies kept in backups for a short period or where the law requires us to keep a record.

Do not upload content you do not have the right to use.

Our content

BrookMap’s name, brand, software, and map presentation are owned by BrookMap Private Limited or its licensors. You may not copy the maps or the app to build a competing database, scrape the service, or resell the map data, except for a normal personal use of the product.

Acceptable use

You agree not to:

• Break the law, or help someone else break it.
• Post a fraudulent, impersonated, or unauthorised listing.
• Harass, threaten, or mislead another user.
• Attempt to access another person’s account, or interfere with the service.
• Probe, scan, or overload the app, website, or servers.
• Use BrookMap to collect personal data about others for a purpose they did not agree to.

Privacy

Personal data is handled as described in the Privacy Policy. That policy is part of these terms. If these terms and the privacy policy conflict on a privacy question, the privacy policy applies.

Price

BrookMap is free to download and use, unless a screen in the app states a price before you pay. If we add a paid feature later, we will show the price and what you are buying before you confirm. Taxes may apply.

Account deletion

In the app, open Profile, tap Log out, then tap Delete account. This permanently deletes the account, your listings, and the related data we hold in the live service, and it signs you out. It cannot be undone.

If you cannot open the app, email connect@brookmap.com from the phone number or email on the account and ask us to delete it.

Some copies in backups or logs may remain until those backups rotate. We may keep a limited record where Indian law requires it, such as a fraud report or a government order.

Suspension

We may remove a listing, limit a feature, or close an account if we reasonably believe these terms were broken, a listing is unlawful, or the account creates a risk to other users. Where we can do so without increasing that risk, we will tell you by the contact details on the account.

Disclaimers

BrookMap is provided as it is available. Maps, plot details, and listings may be incomplete, out of date, or wrong.

To the extent Indian law allows, we do not promise that the service will be uninterrupted, that a map is accurate, or that a listing is genuine. We are not liable for real-estate fraud or for any loss caused by a user-posted listing, a listing of a property the poster does not own, a fake seller, or a deal between users. This includes loss of money, a failed transaction, or a dispute over title. Users who post property act for themselves. BrookMap is independent of them.

Nothing in these terms limits liability that Indian law does not allow us to limit, including liability for our own fraud.

Your responsibility to us

If a claim is made against BrookMap because of a listing, photo, or other content you posted, or because of your misuse of the service, you will cover the loss we actually suffer to the extent the claim is caused by that content or misuse, except to the extent Indian law does not allow this.

Changes

We may update these terms. If we make a material change, we will post the new terms on this page and change the effective date before they apply. If you keep using BrookMap after that date, the updated terms apply to that use.

Law and disputes

These terms are governed by the laws of India. Courts at Gautam Buddha Nagar, Uttar Pradesh, have jurisdiction, except where Indian law gives you a right to file somewhere else.

App stores

If you downloaded BrookMap from Google Play or the Apple App Store, their terms also apply to the download and to in-app payments, if we offer any. Those store terms do not change the agreement between you and BrookMap Private Limited about the service itself.
